TERMS AND CONDITIONS
1) Booking conditions
General booking conditions:
• An apartment is booked ONLY after a client has received an official booking confirmation.
• A client who books an apartment accepts implicitly our terms and conditions, cancellation policy and at the same time acknowledges that the apartment meets all the requirements of a client.
• A €3,50 fee per person per night will be be applied from the 1st September 2014. This will apply to anyone staying in overnight accommodation inside Rome’s boundaries at the end of each stay. Children under the age of 10 years are exempt from payment.
FEE: 3,50 euros per person per night max 10 days.
WARNING. As of Oct. 1, 2023, the tourist tax will increase from €3.5 to €6 per person per night. It will be applied to all those staying overnight within the borders of Rome. Children under the age of 10 are exempt from payment.
• For each property not signed with “book now” or in order to enquire about the information directly through our booking agents service you can send an email to [email protected].
• The apartment is considered booked only once the agency sends the booking confirmation.
On-line booking procedure:
On-line booking procedure is valid for each property that is signed on its internal website: https://book.krossbooking.com/v4/iflat/book/step1.
a) Click on “Select the dates for your stay” and enter the dates you would like to stay in one of our apartments. Also enter the number of guests.
b) Now you can see all the apartment available in the requested period. Choose the apartment you prefer and click on it.
c) Click on “Book” and complete all personal data, and credit card data.
d) Click on “confirm booking” to complete the reservation.
2) Check-in/check-out times
The check-in is from 15:00 to 2:00 on the day of arrival. The time of check-out can be made no later than 10:00 on the day of departure.
If the check-in times are different from those described above, the following rates apply:
- Late check-in between 08:00 PM and 11:00 PM costs 25,00€ and has to be paid cash upon your arrival
- Late check-in between 11:00 PM and 02:00 AM costs 40,00€ and has to be paid cash upon your arrival
Before the clients' arrival, iflat will send you a communication (by email or message) to ask for the expected arrival time in Rome and the apartment.
The check-in is not guaranteed in the correct time if the client does not provide us this information.
We kindly ask the guests to inform us about any eventual delay on arrival time.
3) Apartment conditions:
• The descriptions of the apartments have been made faithfully and correspond to truth.
• Upon the client’s arrival the apartment will be cleaned and prepared for the number of guests indicated.
• The client is responsible for any damage procured to the furniture or any other object during the stay inside the apartment.
• If during check in time the client finds something broken or not working properly in the apartment, he/she must immediately give us notice about the problem.
• The group leader, whose name appears in the booking confirmation, is the person responsible in case of any damage.
• The keys will be collected by the client inside the apartment during check-in and must be returned to the owner or one of his/her representatives during check out.
• Number of people: The number of the people indicated during the reservation procedure cannot be changed during the period of stay.
• Other house rules:
o pets are not allowed;
o smoking is not allowed;
o it is forbidden to organize parties or events.
4) Applicable Law:
These booking conditions are subject to the Italian Law. In case of any dispute the Court of Rome will be the only competent body. We reserve the right to make changes to parts of this document.

Specific Information for iFlat App
The iFlat App, available for download on the App Store and Google Play, is used by the user to access doors within the facility and may request the use of the user's location. If explicitly requested by the application, this permission is solely for ensuring its proper technical functioning. User location data is not collected by the data controller.
